    As mentioned, everything about booking and guest management, apart from property preparation/cleaning and reception/delivery, is handled by us.

    Each guest is assigned a contact person from our team who maintains continuous communication, answering questions and anticipating potential issues. We also keep the owner in the loop throughout the process, and you can choose how involved you want to be.



  • Platform Synchronization and Account Maintenance


    We synchronize all necessary details across major platforms (Airbnb, Homeaway, Booking.com, Expedia, Tripadvisor, TUI Villas, Holidu, Rentprivatevillas, Travelstaytion, Agoda, etc.), including prices, booking calendars, texts, descriptions, data lists, photos, and inbox messages.

    We also take care of setting up and updating the accounts on each platform, ensuring that all details are accurate and up to date.



  • Cross-Platform Calendar and Pricelist Synchronization



    We ensure that every calendar on all platforms is synchronized to eliminate any chance of double bookings. Additionally, we maintain a unified pricelist that is automatically updated across all platforms and accommodates different pricing markups for each one. The guests will see the prices we’ve set.



  • Unified Inbox and Communication


    We provide a unified inbox for all platforms and our website, offering easy communication with the customer list. This includes the ability to send SMS at no cost via the mobile app or browser (in case the customer doesn’t have internet access upon arrival).



  • Automation and Bookings Analysis


    We set up automatic responses for specific events to reduce the burden of repetitive tasks (e.g., separate messages for requests, reservations, check-in information, welcome messages, etc.). We also offer easy creation of a detailed list of reservations with various parameters, which can be accessed directly from the browser or downloaded to Excel.

    We provide access to booking statistics and maintain a database of past guests, making it easy to communicate and promote offers. For example, by synchronizing the Airbnb account, the entire list of past customers will be immediately accessible for communication.

    We ensure complete transparency in revenue, giving the owner and/or contact person direct access to booking details via computer and mobile app. We handle all payment processes, ensuring funds are sent to the owner anywhere in the world (note: incoming transfer fees may apply).

    We manage calendar synchronization and price list updates across all platforms. Additionally, we collaborate with the owner to implement yield management strategies, such as automatic price reductions for calendar gaps (e.g., 20 days in advance), to maximize occupancy and revenue.



  • Facilitation of Payments Outside of Airbnb



    Beyond Airbnb, we also facilitate payments through other channels, ensuring seamless transactions across all platforms.

  • What are the costs?


    We charge a flat 15% commission on the base price*, with no additional or hidden fees.

    *The base price is the amount after the platform commission has been deducted and includes VAT at 24%.
